Iowa State – Friley Hall

This three-phase project had Timekey replace all 2,000 windows within one of the largest dorm building in the US over summer breaks spanning 2018-2020. To ensure product price and the uniformity of finishes, all windows were procured prior to the start of Phase 1. This created unique risks wherein 1,400 windows would need safely stored over the school year, and some 700 windows would be installed two-years after delivery! Contracted directly with the University, in-house staff were responsible for all work to leave dorms in live-in ready condition. At the end of Phase-3, all windows made it into the building ready for the return of students; no material issues, no safety issues. This project was a triumph of Timekey’s pre-construction planning and management. Similarly, re-assigning the same in-house personnel to the project for three years ensured familiarity with safety challenges, quality metrics, and the unique complexity of this massive structure.
