Window replacement followed Hurricane Harvey’s contact with this barrier island high-rise in 2017. In one ‘off-season’ from Sept. 2023 through Apr. 2024, all 1,700 windows were replaced. Large-missile-rated glass was included in all hurricane-rated windows from EFCO. In-house personnel were factory-trained in the latest ground-penetrating radar technology to identify all 14,000 anchor locations within existing post-tension cable slabs. Work was overseen by architects from Wiss, Janney, Elstner, and Associates, who performed water chamber testing at every floor.
An exterior elevator was placed to minimize disruption to building operations. Custom enclosures were built to protect workers, the public walking below, and the building from pop-up tropical storms. Over 40 in-house Timekey personnel self-performed all work, finishing ahead of schedule. Organized effort and clear communication enabled success with such a large team on this unique job.
